Town of Scotia Company, LLC was formed during the bankruptcy proceedings involving   The Pacific Lumber Company. When Pacific Lumber ceased to exist in 2008, Town of Scotia Company, LLC assumed ownership of the residential and commercial assets in Scotia. (Humboldt Redwood Company assumed ownership of the sawmill and surrounding timberlands near Scotia and elsewhere in Humboldt County)

Since then, Scotia has been transitioning into a community of private home and business ownership. Approximately half of the 270 houses in Scotia are now privately owned. Home sales in Scotia began in 2017, are happening today, and will continue for at least the next four to five years. 

Town of Scotia Company, LLC also continues to rent many of the houses in Scotia, some to long-term tenants who have lived in Scotia for many years.

When Scotia was a company-owned town, it was one single large parcel of land, approximately 225 acres. 

The process of subdividing Scotia began in 2006, to pave the way for private home and business ownership in this unincorporated town. 

As the subdivision of Scotia continues into the next phases, Town of Scotia Company LLC will make infrastructure upgrades including new water and sewer hookups to each house, install new sidewalks and storm drains, and pave the streets.
